Lifetime Developments recently received city approval to proceed with a 701-unit residential community on King Street West at Dufferin Street in Toronto’s west end. The approved proposal consists of a pair of taller buildings with restrained heights that will help them integrate more easily into the predominantly low-rise architecture in the surrounding neighbourhood. Planned for the intersection of King Street West and Dufferin Street, XO Condos will occupy a site near the northwestern limit of the trendy west-end Liberty Village district. The two new buildings will be constructed on the northeast and southwest corners of the intersection, with the taller tower reaching 17 storeys and the shorter tower climbing 14 storeys into the sky. Together, the two wings of the project will house a reported total of 701 suites.
Current plans have the taller building slated for the north side of King Street West. This gleaming 17-storey glass tower is expected to house 408 units, with five street-level retail spaces occupying the ground floor of the building’s four-storey base. Floorplan breakdowns in this phase have been reported as follows:
- 283 one-bedroom suites
- 62 two-bedroom suites
- 63 three-bedroom suites
The 17-storey building will also feature a three-level, 337-spot underground parking garage.
For the 14-storey wing, the architects recently completed a new design that features an innovative combination of brick and glass. This was done to help this development blend in better with its historic surroundings, as the adjacent area has traditionally been a light-industrial district dominated by low-rise red-brick structures that date to the 19th century. Reports indicate that the 297 planned suites for the south-side structure include a floorplan breakdown consisting of:
- 218 one-bedroom suites
- 49 two-bedroom suites
- 30 three-bedroom suites
This section of the project will house a 224-spot underground parking garage, and like its neighbouring wing, its street-level commercial facilities will include space for five new retail outlets.
The community’s unique landed design was also adjusted to include an on-site parkland dedication, which will complement the neighbouring Dufferin-King Parkette. It also features more generous street-front setbacks and a plan to widen adjacent sidewalks to facilitate the easier and more efficient flow of pedestrian traffic.
Easy Living in Toronto’s Vibrant West End
The west-end intersection of King and Dufferin lies on the edge of Liberty Village, a trendy neighbourhood noted for its artsy flair, bohemian character, and close proximity to key attractions and infrastructural elements including the downtown Entertainment District and the Gardiner Expressway. The developments future site has a Walk Score of 95/100 and a Transit Score of 96/100, putting everything you need within easy reach and making downtown trips and commutes easy and efficient.

Motorists need only dip south to reach the Gardiner Expressway, which has direct links to the Don Valley Parkway, Highway 427, and Highway 401. These routes open up all the rest of Southern Ontario to drivers.
